Side extension on a terraced house plans. Is it permitted development?

I have recently bought new terraced house and looking to demolish existing extension with 3-3.6 meter pf rear extension.
Can anyone please advise if we can get permit for 3.6 meter extension without planning permission? Or we have to go with 3 m option only
Also can you please have a look if attached drawings are enough to get with permitted development application or we need some more?

Your existing utility room means your extension counts as a side extension and so the extension won’t count as permitted development. You should apply to get householder planning permission instead. You will need elevations, location plan and roof plan.

This is not quite accurate. A side extension is to the side of the house. A rear extension is behind the main body of the house. So the existing utility room doesn't make an extension behind the rest of the house a side extension - it is still a rear extension. The question is though if the full existing house width was original. If not then the portion of the extension behind any previous side extension is not permitted.

Jane Leach My experience with planners may be different than yours. I think he will need householder— it is hard to know the whole house history from just 2 plans. I think we would agree: Ajay needs to employ a competent person to look into this further and do his planning drawings.

Sabina Jo - absolutely - there is not enough information in these two plans alone to give adequate advice. It's up to him if he wants to employ someone competent or not!

Also design can be improved imo….living room at back and study at front right hand side

Don't have a wc opening onto a dining table. We had to wait 7 years to change that layout in our house. It was awful.

I'd just go for planning permission for 3.6m. You'd get what you want and it's not too costly, you just need to wait a few weeks.

It depends what the original floorplan was, as well as on the size of your plot of land.
In theory there are extended permitted development rights for a terraced house up to 6m BUT these require an application. Without an application you can only extend 3m and there are other restrictions on heights, materials, etc.
Any planning application needs more than just floorplans - you'll also need elevations, site plans and location plans. Plus other studies may be necessary depending on the specifics of your project and site.

I would suggest getting an architect to draft drawings up. Going by the size it possibly go under full planning . But always better to have drawings done. Is it only ground floor build .
